I got this email today...

Hello – I am an Ex-Certified General Real Estate Appraiser (CGREA), previously worked with Bob Hara at the regional MAI appraisal firm of Curtis-Rosenthal LLC. Currently, I am a Commercial Real Estate Broker, active for the past 15 years.

I provide Appraisal Support and Pre - Inspection Services for appraisers. This has been extremely helpful in dramatically decreasing time - consuming, up - front research work for my clients:

Data Research for Comparables:

1) Lease and Sale Comps

2) Available for Lease or Sale Comps

* Provide Comparable Data to help you better ascertain initial Lease rate and Sale price ranges for your valuation/
calculation purposes - prior to your actual inspection.

Drive - By Only Field Work:

A) Subject

B) Sale & Lease Comps

* Provide Drive - By Only Photos for Subject Property (Multiple Exterior with Street Scenes) with Notes and Photos of
Initial Sale & Lease Comps to help you better understand the actual scope of work required - prior to your actual inspection.

As an Ex-Appraiser, I had initially thought the research portion of appraisal typically only takes 3-5 hours. In reality, this is a highly time consuming component. My up-front services have been extremely helpful for appraisers clients, allowing them much greater productivity, which frees up ½ to 1 ½ days of their time, depending upon services required.

My Background/ Qualifications: Commercial Real Estate Broker involved in the Sale and Leasing of Commercial (Retail, Office, Industrial) & Multi Family Investments in Los Angeles County. Member of Urban Land Institute (ULI) and International Council of Shopping Centers (ICSC).

Prior background was MAI level appraisal, valuation and consulting on a regional basis throughout Southern California for all property types, prior General Associate Member of Appraisal Institute. Also, a Retail Marketing Specialist at CB Richard Elllis (CBRE).

Look forward to speaking to you. Thank you for your consideration.

I can't come up with one good reason why I would hire an outside source to do my subject and comparable research.

And USPAP/State boards can't touch him because he doesn't
have a license? In the future we'll all be ex-appraisers.

What does that mean, Tony? Counting to 10 to relieve your exasperation or is it some code you would like to share?

Sorry, haven't figured out how to nuke one of my posts.
