Two 800 Sf Bungalows In A Single Lot

Good afternoon Appraisers, I need your help with a property I am currently appraising in Windermere, Florida. I'm relatively new to this area and I'm gathering as much information I can from other peer Appraisers and Real Estate Agents.

Like the title says I have a property that has two separate bungalows, each about 800 SF (according to county records), inside a single lot. Both are 2 bed and 1 bath. The current zoning of this property is SFR-Single Family Residential.

What would be the best way to tackle this assignment? I more or less have an idea but I would like to get a general consensus.

Call the zoning office and make sure that the 2 units are legal/grandfathered in first...

When you asked the zoning administrator what is the zoning compliance status as it exists, what were you told? :) I don't know how you might proceed lacking the answer to that question.
