Now that I got your attention I have a question for individuals who are extemely familiar with the neighborhood surrounding the USC campus. I will conduct my due diligence and am merely seeking supplemental data:

Subject is a renovated good condition craftsman 4-plex in Thomas Guide 634-B5, north-west of the 10/110. Two units original design with a newly constructed 2-story duplex just completed.

My research reveals 40 - 50 active listings but virtually no sales during Q3 or Q4.

Q: Is the multi-unit residential market as soft as it appears?
Q: Is the neighborhood north-east of the 10 comparable to the neighborhood adjacent to the campus, which is approx 1/2 mile south.
