Hi, I'm working on a vacant land appraisal with an effective date the same as a date of death in 2005. When completing the Neighborhood section of the report do I indicate the current market trend or the market trend at the date of death in 2005? Thanks for your help! Judy

The market trend as of the effective date, which should be the date in 2005.
