I know I'm influenced by the interior photos of the comparables in making adjustments.
The Agents always fluff-up their listings, "It *boasts* partially refinished wood floors"
But fluff, and visually adding new carpeting, appliances,??
H3ll, why not add a deck, gazebo, pool and a 2,000 sq.ft. addition to the property?

I'm not arguing your point because I too believe the agents are marketers...

And since your attitude/opinion/belief/etc. is as you state above....
This should have no impact on your appraisal process....
Right???
