I just recieved this "Important Message" from a large AMC.
"??? Appraisal Services will commence conducting a comparable review of properties recently sold in the subject’s area upon receipt of your appraisal report. After reviewing our data, we will identify and communicate relevant comparables to be considered, commented on and/or incorporated in the appraisal.
In anticipation of this review, ??? will require the appraiser to comment on reasons why certain properties were or were not used in their appraisal report. If no comments are received regarding these properties, ??? will require an appraisal addendum be submitted with further explanation regarding these properties.
As a reminder, ???’s request for an appraisal addendum will increase your secondary order count, which may decrease your future appraisal assignments volume."

If they are going to tell us what comps to use, what do they need us for??
 
Don't be alarmed when you recieve the review. Analyze the comparables they have suggested and explain why you did not use there comps. No big deal. Just defend your Appraisal

Right, do this while you bend over and grab your ankles. Who is going to pay for the time for the research and the response?

Or is this considered Client Service and you don't charge for it? I have always thought that time is money? It seems you are providing additional service.

They need your E & O to fall back on when all else fails...
 
No need to lose a client right know. There is an oversupply of appraisers and they will just cut you off if you don't comply. We are not in the drivers seat when the pendulum swings back in our favor you can just cut them off.
 
For myself, I'd be willing to "comment" on additional sales presented by the client in an email (saved in my workfile) at no cost as long as it was very short list and the sales could reasonably be viewed by them as something I had "overlooked."

But this notice is blackmail, pure and simple. Either respond in an email to every question they have (for free) or you've seen your last order.

If they will only accept free work, you must decide if you are willing to work for them or not.

Personally, I'd turn all their work down before I would put myself into a position of being blackmailed like that.

I've had clients send me 30 addresses to comment on. When that happens fully 100% of them are older, farther, and/or less similar.

I haven't had one yet that was a better sale than what was already addressed in my report.

That said, appraisers who are not already reporting the most recent, proximate, and similar sales (and listings) either in the grid or in comments deserve what they get. An email comment should be very easy if all you had to say was "see my report", or "that one is 10 miles away", or "no such address exists", etc.
 
Not very efficient use of time, how do they expect 24 hour turn time if they don't send the comps with the request?m2:

Yep, everyone just keep bending over and grabing those ankles, I though we were Independent Fee Appraisers.
