What They Are Telling Sellers

Here's some insight.......

Property owner contacted me directly as he is gun-shy of brokers based upon bad previous experiences, namely, he dosn't want to waste time
trying to over-sell his property (apparently past appraisal on previous home fell short of contract price). This time around he wants to get market value estimate prior to listing, as brokers are telling him some pie-in-the-sky figure, that he dosn't even believe. He's in a rush, and wants to move to Florida, no time to waste.

Old local battle axe broker told him DON'T WORRY ABOUT WHAT THE
BANK APPRAISER SAYS, WE'LL SIMPLY FILE VALUE DISPUTE WITH BANK AND GET THE FIGURE WE WANT, AND/OR WE'LL SPOON FEED THE APPRAISER OUR COMPS TO GET THE NUMBER WE NEED !

The sad truth is the old battle axe is probably right.

(sigh) yeap.
But that's when I explain that there are bad apples in every basket. Some true professionals will give you an honest CMA, an honest appraisal, an honest loan, etc. The others just chase after the commssion. 8) I don't play number games, if it is not reasonable and supported, so be it. I have gone through many clients over the years, they are gone..... and I am still here. :wink:

It will catch up to them. Example is the guy who appraised for the Amico brothers. He's up to it in alligators, facing jail time (for no additional fee at that).

That's what will happen, I wouldn't hold my breath for it to catch up with them.bb

Yep, the appraiser goes from being spoon fed by the agent to being spooned in prison. :D

Now that's just the level of professionalism I'd want tramping strangers through my house! Perhaps MR HO should lock up the silver and consider if he wants to trust his home to this one! :angel:
