This LO emailed me a while back about appraising a property I had already appraised about 5 months ago.

Of course he asked me to recert it for the new lender.

I told him he was going to have to request a new appraisal and the property would need to be re-inspected.

Of course he wanted the appraisal the next day after an evening inspection.

I told him it shouldn't be a problem since I already had the info for the appraisal and it just needed new comps.

Well our MLS was down today during the time I was going to type this and of course the email comes and I explain that MLS was down etc. He wil have the report tonight assuming MLS is back.

Here comes the email that I should not break a promise and now they may not close etc etc

He also demands that I include the fee I charged for the previous appraisal on this invoice.

I stated that I would not do that because that appraisal has nothing to do with him....

He starts to get threatening saying he knows what I charged the first time and he WILL be reporting it to the lender.

I am assuming he is trying to get additional money refunded to the borrower which I think is illegal.

ANything wrong here on my part?

BTW I charged the typical $350 the first time and discounted the second appraisal (not sure if that matters)

Oh I know... I have told him not to bother sending me any more business...

Here are some other little nuggets from his last email. How should I respond to this??

I'm representing mortgage company and not a lender The lender is the mortgagee my friend, it is the financial institution that lends the money to the borrowers. And the lender requires a very detailed charges made to the borrower including appraisals. Everything should be disclosed to the client.Probably you don't do this. Learn the lesson. If you work in this industry you should know that. Nobody is asking you for a privilege or an ethical or illegal request. Probably you are used to work with unethical ways and to double charge the clients for the same report. I know very well how to appraise a property and I know that this process takes less than 2 hours on the field and on the office with an appropriate software and MLS system that makes things easier for you. This is a 3 moths old appraisal. That's it. Better of prepare the report and do not west your time or client's money. Good night[/FONT]"

I think he is trying to get the previous appraisal fee refunded to the borrower.

Thats the only reason I can think of.

Maybe because I am an idiot... I shouldn't have looking back.. If I didn't live right down the street from the place I wouldn't have.
 
I'd tell him to pound salt. Your fee for the other assignment has nothing to do with him, or this assignment.
 
After receiving an email of that nature, I would very politely tell him to have a nice day! You would perfer he would assign the appraisal to someone else.
 
I would do the same thing, tell him if he doesn't like the discount fee for going out to the property again, he can order an appraisal from someone else for a full fee. I would also let him know that it's not your fault that the appraisal is over 3 months old.

Mortgage rules state that any lender or mortgage company can use an appraisal even if it doesn't have their name as the lender/client, he could just use your original report and not pay a dime. So he's the one that doesn't know what he's talking about. I would just tell him to find someone else, then when the borroer calls you just foreward the email he sent you to them, so they can see what a jerk he is.
