I just sent a FHA appraisal to Stars via .pdf. Here is the message I received in reply.....

Sorry, unfortunately we can not accept PDF files for our appraisals (finals
only). Our company has ruled that they are not completely safe and violates
our Customer Privacy Law. Please manually fax a copy to my attention at
856-917-9927 or 856-917-9928 and send the hard copy via UPS overnight underour billing # A5Rxxx.

Now a great day would have been to have them open it. So we called and were told that if it were a conventional loan appraisal, they would open a .pdf file but since it was a FHA, they could not accept it via .pdf. The lady was very nice etc but I have to say that I am totally confused. Then she said that she could use the .pdf file as her "faxed copy".

It goes out in Priority Mail tomorrow.

I just don't get this.
 
They want lighthouse and they can only justify using it by trying to discredit PDF's. To there credit, many, many appraisers still send unlocked PDF's every day. I just explained this to two apprasiers at lunch the other day and they had no idea what I was talking about. Incidentially, I had an REO company call me just after the first of the year. I had put 2001 on my report instead of 2002. The nice lady said she would have corrected my PDF for me, but for some reason she could not change it with her adobe writer. Hmmm.
 
There are two ways that I know to do it. If you have Wintotal, you can access PDF security through it. Or, you can open Adobe Acrobat Distiller and access security functions through it. There are four check boxes. Do not allow the recipinet to: print the PDF, change the PDF, select text or graphics and change notes and from fields. Check all, but the "print the PDF" boxes. I am sure you want them to be able to print it. This is wiht Adobe Acrobat 5.0

P.S.S. Any corrupt person with a scanner can change any doucument anywhere if they have enough knowledge. Whether you give them PDF, Lighthouse, AI Ready or a hard copy. Our only defense is proper record keeping and hard copy files so we can prove what we delivered.
 
On 4.0 I go to file, batch process, check the little box next to security. Security activates (the icon lights up) and click on the security icon. Then select the security levels, do not allow: changing document, selecting text, adding or changing annotations and form field. At the top of the window, enter a password for Change Security Options. Verify the password and ok. It should go through a quick process and notify you that it is finished and the document is locked.

Any one else know a quicker way? That is how I have been locking it when I want to send a "secure" document.
 
I just got a fax from Chesapeake. I haven't done any thing for them in over a year. They will now accept PDF's, but they must be secured. They still prefer Lighthouse, though.
