I was wondering how much property values dropped in the Wisconsin Dells area? I heard somewhere that due to the flooding area by the Dells dropped by 30%. Is this true? Any good places to invest in?

Now that you asked.

No I have not seen the values drop that much. But some values are dropping in the area. Condotels looks to be dropping now, lake front Lake Delton is dropping somewhat.

Rural type Recreational land appears to be dropping some what on the acreage value.

By the way I have a real nice 3 Bedroom home on 1.5 acres coming up for auction this Sat. south of Adams, near Castle Rock Lake and a 12 min. drive to the Dells. It is fully furnished. I think it is going to be a steal. You can view it at my web site www.raymiller.ws click on upcomming auctions or the proxibid site www.proxibid.com You can even attend the live auction on line at Proxibid and never need to leave Ill.. Just regisiter and follow the insturctions of having a letter of credit on file from your bank. It would be a real nice 2nd home or a home you could rent out.

There are also some condotel units coming up for auciton at Northern Bay Resort in 30 days. Two are penthouse and one is first floor, all front the golf course.

I supose Head Suffer will want the 1.5% commission if you buy one now.

Water parks

I've heard that the Dells are famous for indoor water parks.

I almost had an assignment (in another state) to appraise an indoor water park associated with a 336-room resort hotel. The only collateral being offered was the water park building.

Has there ever been a situation in the Dells where a water park was sold off from a resort it accompanied?

We had a situation down here where the aquestrian facilities were sold off after being promised as part of the HOA. Stirred up a big hornet's nest, but there was nothing that could be done. Hadn't been transferred to the HOA.

Now, there is a project up there where the water park building was not completed, and it's significantly affected the values in the project. Ray, you may know which one.
