Exactly, Patrick. That is why I usually call my client and give them a heads up if I'm going to be under a sales contract. They know that I will at that point go the extra mile and do a lot of work to determine whether or not I missed something or not. I also have back-up to show them of what actually did sell at the higher price. Pictures are worth a thousand words....plus golf course location, lake or waterfront location, etc., etc., etc.
