Exactly, Patrick. That is why I usually call my client and give them a heads up if I'm going to be under a sales contract. They know that I will at that point go the extra mile and do a lot of work to determine whether or not I missed something or not. I also have back-up to show them of what actually did sell at the higher price. Pictures are worth a thousand words....plus golf course location, lake or waterfront location, etc., etc., etc.

Actually, I can speak for why I didn't have them when I pulled my original MLS......When I pulled the listing, I also pulled the closed sales, but limited the range of the final sales price - It's my mistake - When I saw a listing price of $174,900, and a contract price of $169,900 - I ONLY pulled the closed ranches, raised ranches, split levels, and hi ranches that had closed in the last 12 months, with sales prices from $150,000-$195,000.....Never in my wildest dreams did I think that the actualy value would be that far off......If I hadn't limited the search, I would have had over 350 possibles - and didn't want to waste that much paper.......Thats what I get for trying to be nice to the envrionment!!!!!!!!
