2 Manufactured homes

Hello,

I have an FHA assignment with a main manufactured and manufactured ADU.

I have searched the hadbook high and low, this does not seem to be an issue. I do remember completing a similar assignment in the past and the UW required the second manufactured home to be considered "storage". I called the FHA hotline, no response back yet. No word from the lender either...

Anyone know if this was an old requirement ?

Zoning. Property is also located on acreage. It is a SFR with ADU

How old is the 2nd mfg hm? Can it be used as occupied? It will still need to meet FHA MPRs.

Zoning doesn't make it an SFR with an ADU. The zoning simply determines whether or not the improvements are in compliance with zoning. Read the HUD definition of an ADU. Your property could easily be a non-conforming use.
