2 separate addresses

The wrong question is being asked. The assignment can be one parcel or many. The appraisal report can be oral or written. A written report can be on a form or in narrative form. If the Client wants an appraisal that is the value of the combined parcels, you can do that. If the Client wants an appraisal that is the summation of the value of each parcel as if sold separately, you can do that. Either way can be one assignment. The issue of the address, maybe legal description, maybe assessors parcel number... is a reporting issue and it's really no problem. You just include the information in your appraisal report.

How much you charge the Client for the work they want you to do is a business decision.
 
Not necessarily. I had an assignment once that was 65 properties. They were varied property types and not adjacent. One assignment and one appraisal report. Obviously the fee was higher than an appraisal for one single family dwelling. A lot higher.
On a 1004 form, too,, I bet.
 
I think the poster doesn't know if the lender even knows what they want it being. A fannie, freddie, FHA or bank portfolio lender appraisal. Or maybe the loan officer didn't tell them 3 properties. The order giver don't care if it's being ordered wrong. That's my theory.
 
I have an order for a house and lot plus an adjoining vacant lot that has a separate address on separate deed. Should this not be two assignments?
Ask your client.
If the house is being sold as a package with the adjoining lot, or it is a refinance and the order from a lender is for the house appraised with adjoining lot as one package, then it would be one assignment.
