I have seven years of experience working for three General Certified Appraisers (Two with MAI designation) writing residential and commercial reports. All three are licensed in New York and two are licensed in Florida. I have strong experience working with different property types and different form types such as 2055, 1004, 1025, REO Addendum, Land Value form, 71A/B, 2000/A review form, and narrative appraisals. Typically, the process I work with is as such: the inspector sends me the sketch and pics, the appraiser picks a value range with my input, I pick comparables and put the report together, and the appraiser reviews my report. I have worked on many different property types, from luxury residential properties to multi-family apartment buildings, to industrial warehouses, to mixed-use office buildings. I have written over 10,000 reports in seven years. Typically, it takes me 1-2 hours for a residential report, 2-4 hours for a commercial report on a 71a/b, and 5-8 hours for a narrative report depending on the scope of work and complexity. I use ACI appraisal software and I have some experience with Total. I would be willing to learn to use the appraisal software of choice.
