Appraising in Texas

I'll take constructive criticism from fellow Texans (especially the highly esteemed Mr. Hicks) but a smart mouth from Arizona telling me in this Texas thread that I need to move to California can kiss my azz. Or you can come tell me that in person, straight down I-40 from Phoenix.
I may disagree with some of your posts, but this is just straight Texas fire (as the kids might say). ;)

The biggest settlement problem in Texas is too many peckerwoods from Tennessee and California have SETTLED there. Of course, Travis, Crockett and Hicks are not included in that group of settlers.
And Bucks! I know you are roaming some outlying county in north Texas. Moving meth labs from single wide to single wide to avoid detection.

So when are you moving down from the frozen North to shore up our ranks, Bucks? ;) We need more like-minded Texians* down here!

*The old-time Texians around here will catch the significance of the spelling. The rest of y'all can do some historical research. ;) Being an immigrant to the good old US of A I've had the opportunity to live in a lot of places from coast-to-coast and San Antonio - and Texas in general - is the only place that ever felt like home to me. That's why I came back.. Anyhow ... many of the Texian defenders of the Alamo weren't born here, either. The ones who weren't (some of them were European immigrants) came here for the same reason I did - freedom.

At some point the "Texians" who fought the "Texian Revolution" against Santa Ana's dictatorship got shortened to "Texans". But I secretly prefer the old spelling. ;)

The most loyal Americans I've met throughout my life were those who were not born in the US. I suppose it takes living without freedom to fully appreciate it. I wish we had a massive exchange program to EXPORT native born Americans who hate our system and country and exchange them for foreign citizens who would love to have the opportunity that freedom offers.

A classmate of mine was a cop and an MP in Vietnam. He was guarding a Lt. Col. and smitten with the man's daughter, brought her to America at the end of his tour in 1972. His father in law disappeared in 1975, presumed dead, only to reappear six years later having spent that time in "re-education" camp. Mike then made an all out effort to get his wife's family here. I think a total of 17 finally were freed from Vietnam. He helped teach them to drive and to speak English. Ask his sister-in-law what she thinks of America and watch her tear up.

Once researching a poultry farm, I spoke with the Hmong farmer who was working on equipment without his shirt. When he turned to leave, his back was scarred with stripes. I don't need to ask him what he thought of America.

Did I forget to tell you Alsie that double wides are a big player here in Texas. Every appraiser needs to know this site: https://mhweb.tdhca.state.tx.us/mhweb/title_view.jsp

This site has all the data sheet information, installation records for most manufactured homes in the state. I have even used the archives to find data for really old manufactured homes. It seems that Texans love to rip that data sheet down and toss it in the trash not knowing they will need it when they sell their "forever home" after three years. Oh, they cover and yank the HUD tags too for some odd reason.

Thank you Tim! I am bookmarking it for the day when times are lean and I have to go out and hunt me down one of these 1643334771506.png; right now we're not doing them as we are overwhelmed with "regular" lending work ...
