Sounds more like a safety issues.
For decades, conventional lenders would request proof of safety latches.
I also figured that conventional lenders would want to be alerted for chipped n peeling paint on older homes, but the AF beat me up and advised that I should minda my own business if the issue isn't included in an Engagement letter.

True, Fannie conventional loans don't require to check for peeling paint. That's why we get paid more for FHA appraisals.
