You can use tax records to verify closing dates, mortgage amounts, GLA and lot size. The actual sales price and concessions is up to what you find out on the MLS. Although, I do find mistakes there. Sometimes they don't mention the additional acreage added (the sales price jumped $50,000 is a good indicator), sometimes they input too many or too little zeros. I have found they will verify more through text than phone calls.

Honestly, I blame both sides for the division. I can't understand why there is no middle ground. Most liberals strongly think Trump is a criminal and a bad man. He may be. Most conservatives strongly think Biden is a criminal and a bad man. He may be. I think they all should be investigated, but both sides just dismiss everything about their guy as lies. Personally, I think they both need to go and if either of them are really guilty, let the courts do their job. However, it is rather a waste of time to prosecute 80+ years. Just put them out to pasture. Maybe we need another system that is not divided into parties.
 
Tim won't steer you wrong. He gave me lots of valuable advice when I was preparing to move back to TX from NorCal* a few years ago.

Lenders know you can't verify TX sale prices with a second public source and its no big deal. You verify the sale via county records document# and the sale price comes from MLS only. That's it. You have no other options.

If you have built a good appraisal system and have a stable of clients who will come with you, you'll be OK. 1683153482402.png

I HATED - literally HATED - every single day that I was stranded over on the Left Coast. You don't want to be "that guy" if you can help it. Its not fun.

Instead of bemoaning "division" (and thereby telegraphing to everyone that you are likely a lib mollycoddle1683153384888.png), you should choose to live wherever you will feel most comfortable and not give a hoot what anyone else thinks.

That's your 2 cents worth of advice from this old military officer who's been around the block and has a bit more life experience than you likely have. Take it for what its worth. You only live once.

yikes, i think it's more like grumpy old appraisers here with a sense of odd ball humor. i will say that i stay out of the political bantering, certain people here use political passive aggressive comments when saying their opinions.
a long time ago the society of r.e. appraisres did a study on accuracy of MLS data, like closing. it was a very high 90's % accurate. can't say when i read that, it was very long ago.
 
The older I get the more I can relate to this attitude.
