Certify completion if all are not addressed

Personally, I like to have the original appraisal report when performing 1004D for another appraiser. I am not sure that is a requirement, but that's how I do it. I contact original appraiser if possible and say please send or get client to send it to me. What I am doing basically is certifying to what I can on original appraisal.

Anything else would be new appraisal assignment in my mind. New effective date, new engagement, etc.
Yes... and having a copy of the original appraisal report is MY requirement to accept the assignment.
 
This thread say a lot about our so called profession. It you don’t have a copy of the original appraisal report how can you possibly certify that the requirement or conditions stated in the appraisal report have been met.
 
Be a little more direct, you ask the listing agent where it be. See what they say, then punt.

And then again how specific was the appraiser in specifing the possible cause of water problem to be solved, and it should be cured. FHA say we observors, not certifiers. If the basement was still wet, well, not corrected. If corrected, show me da invoice for the work done.
