During my continuing ed class, the instructor said that GA law requires the sellers disclosure to be part of the contract. Fannie mae requires that we analyze the entire contract. She says that if the sellers disclosure cannot be obtained, we are supposed to advise the lender. If the lender says to proceed, we have to obtain this permission in writing for the file, check the "no" box that says we analyzed the contract and write in the appraisal that this loan will not qualify for a fannie mae loan. Anyone know here I can find that reg?
