Most of you are aware that the current conditions of the real estate appraisal profession are deteriorating. Some of this is due to the fact that individual appraisers’ voices cannot be heard against the voices of large banks and the government. Over the past six months a grass-roots movement to bring together Georgia real estate appraisers has been gaining steam. With the guidance of similar established organizations in other states, we have formed GCAP, a collective group whose purpose is to address many of the problems that currently face appraisers in Georgia. GCAP has several major goals that will be discussed in detail in a future post on the forums. The objective of this post is not only the announcement of our organization, but also the development of a collective data service to serve and protect the interest of the Georgia appraiser.

Many of you know that Corelogic recently bought Redlink, which now ceases to exist. This has left appraisers with no effective data-sharing service. Several data-sharing services are currently in development that are meant to replace Redlink but do not guarantee the privacy of our data. This presents the opportunity to use the data for other applications that are not in our best interest. As such, GCAP has engaged to create a service that provides fast access to residential data with a guarantee in writing to never sell the data outside of the appraisers who are subscribed to the service. Subscribers will be vetted prior to being permitted access to the system and several safeguards will be in place to ensure the safety of the data.

The name of the new service will be Georgia ResLink. Our motto is that the service is designed by appraisers and “appraiser owned”. We have contracted with an administrator to design and maintain the system. As part of the process, we have evaluated other products currently being offered and under development to make sure ResLink will be the most organized and efficient. Additionally, ResLink will not require a long-term commitment. While we will always strive to meet your needs, we believe it is healthy to have options. Having said that, we encourage feedback in making ResLink everything you would expect from such a system. We are currently in the product development stage and expect to have a working model up 3 weeks and a fully functional data service in no more than five weeks. Aspects of the service will be influenced by the coalition similar to how many MLS systems are run by Associations of Realtors.

More information on GCAP will follow in the next few days. We are determined to make a difference and protect the interests of appraisers. Due to the timing of data services entering the Georgia marketplace, we feel the need to communicate the development of ResLink and allow you to make an educated decision when selecting a provider.
