You're a jack ***. I can do FHA tomorrow if I wanted to and I do carry E&O. What's wrong with you?

I just finished a dozen fee assignments last month and I just inspected a fee assignment property yesterday afternoon. I turned down 2 others and had an AMC decline 2 because I wanted additional time.

Greg, all I am saying is that you stated within the last two weeks that you don't carry E an O. All I stated is that it is not that necessarily that FHA has changed drastically, it is how the CLIENTS and AMCs will interpret the NEW FHA. What I posted is pretty clear. SOme clients and AMCs are going to INTERPRET differently and that is going to raise fees. I am not sure why you don't get this. AMCs can, and do, make requirements ABOVE and BEYOND end user requirements.

Now you're trying to back pedal because you got caught.

It doesn't matter what AMCs think or interpret. If the FHA roster appraisers know his stuff then there is nothing to worry about because they can always cite the handbook.

If you can come up with a substantive difference in the inspection protocols, new vs. old, I'd love to hear about it.

I am not back-peddling anything. You said what you said.

It DOES matter what AMCs think or interpret. They will bully appraisers into doing things that are not necessary. Look at the original post for gawd's sake. When Checklist Charlie from Streetlinks tells an appraiser they have to do something the appraiser will think they have to do it.

Please pay attention, I am not saying there are substantial changes (and I never have), I am saying AMCs are interpreting things differently than you are and last time I checked you are not ordering appraisals or the one paying the appraiser. There is a PERCEPTION by appraisers and AMCs that things are different. That is all that matters.

PERCEPTION....PERCEPTION....That is all that matters. You are in the minority in that you can't grasp PERCEPTION.
 
If an FHA roster appraiser is so uneducated about doing an FHA appraisal that they let an AMC tell them what to do then they should remove themselves from the roster and mail their license back to the state.

It's up to the appraiser to tell their client and their clients AMC how it must be done.

People, read the freaking handbook this time instead of just skimming the Appendix and asking dumb questions on the internet.

BTW... why did you think it necessary to bring up my E&O status?

Greg, in case you haven't noticed in the last eight years there are many appraisers who are hanging on to their lives and discounted incomes and just trying to do a good job and raise their families. I am pretty sure you can relate to this.

Fine, you are an expert in FHA, but you are not the only expert and some people have different opinions.

When you insult people and say they should mail their license back to the state you are just insulting a lot of good people who have to work with some AMCs that are clueless. Many people don't have the luxury of dying on a hill over a PERCEIVED FHA requirement.

Because you are preaching from the mountaintops that everyone is an idiot about the new FHA requirements and that nothing has changed. I didn't BRING UP your E and O status, you are the one who bragged about not having E and O.

Appraisers are just trying to make a living and some are worried about what they will be required to do considering the interpretations by some clients. Why don't you get that?

It is not boloney, you must not do any review work. Thanks (sort of) for the conversation. NFL highlights are over. I can't say the same about this discussion.

Greg you bragged that you didn't have E and O in another "thread". You bragged that you didn't need it because of your other job.
