Landlocked Comps

I'm needing a few comps for landlocked acreage in Texas. If any of y'all can provide recent sales of land locked parcels, I would really appreciate them. Anywhere in Texas is fine.

Those are always fun to hunt up. I had one in a town, tiny lot. I mean what do you do with a small lot? all the neighbors are using it.

Real PITA when large parcels. There are a lot of 10 acre parcels in NE Oklahoma that were Indian allotments. A child (orphan) got 10 acres and often those tracts were never possessed and are not taxed. They remain there until someone manages to tract down an heir and buy. They generally sell for about a third or half or less that of accessible tracts. The last ones I used were selling for $300 an acre where woodlots like them were selling for $800-1,000
