Laughable request.

Got this revision request:
  1. Please provide a Comparable Search Summary for Selection of Comparable Sales/Search Results: State the search criteria used when researching sales as possible comparables, as well as the resulting number of potential comparables. The list of street addresses can be hand typed, MLS outputs, or property record outputs (screenshots). Only the street addresses are required. If a highly comparable sale was revealed in your comparable search and not utilized in the report, please provide detailed commentary as to why this sale was not utilized.
 
I've been doing that forever. It separates you from the other dopes. 1 page with comp search, map & market trend. MLS does it all quickley. Sorta like my work file right there. I have direct lenders, they pay me well. I never get stips. Do more that the average dope. It shows your effort and level of competence.

If it wasn't in your original LOE or part of their standard requirements. My guess is that they either got a CU readout or ran a basic AVM and saw something that "piqued" their interest

They flagged a Comp not used that may or may not be a good one but maybe should have explained why it wasn't used.

Well then, why wouldn't they send a request / question and ask to include it in the report instead of asking for a list of 50+ comparables

Hmmm.... always one that has "been doing this forever". Show me what you put in your report that satisfies this request. Maybe I will start doing it too.

Chill. I didn't say what "piqued" their interest. Could have been one sale, 20 sales, neighborhood boundaries, who really knows besides the requestor.
