Def not my specialty, but don't the HUD #'s show up on the legal description if it's MFG? They are, after all, personal property (think auto VIN's) until they are 'permanently placed' on a site. I think, though, that the VIN's are included in the legal description even after they are transferred to real property... at least that is one way to tell the difference.

I don't know how to shrink the size of the photos so they can attach, and will send the info from the Data Plate.

That would require one to look for evidence of a manufactured home by the absence of the Vin# in the legal description, relative to the absence of the VIn# because the improvement is modular rather than manufactured. Seems wacky but it's a start and I appreciate your perspective.

Would a Title Report address the distinction between manufactured and modular?

Rarely in my opinion, its about the ownership of the property

Ok, you have a HUD manufactured home, not a modular. Only compare against manufactured home, complete on the 1004C form. Do not compare against stick built. Read Fannie’s regs on manufactured homes.
