Matterhorn scan

What do y'all think about Matterhorn scan sketches used by listing agents.
I'm looking at the floorplan and it seems accurate.
However compared to appraiser's past GLA, it's off by 28%. Even off by a bedroom.
I have to make judgement in which figure to use.
 
Contradictory, no?

If lenders don't care about accuracy, bring on the scanning apps....
Not sure if other appraisers are as thorough as Nando checking on more than two sources in determining most accurate figures.
I even check for permits on each comp. Noticing lot of remodeling not done with permits.
MARS not even as thorough as Nando.

Never heard of Matterhorn Isn't that a mountain peak in Europe. That aside, any appraiser that relies on a scanned floor plan in a listing for GLA and considers it "accurate" needs to find another line of work.

MLS with Matterhorn showed 4 bedrooms. Appraiser record show 3 bedrooms. Many agents here have Matterhorn floor plan which is nice so I can see layout of sales.
No wonder depending on which figures used for subject and comps, appraisers can have different values for same property.
MARS seem to rely only on MLS. What if figures differ? Oh, MARS only looks at one data source.

That's the problem with MARS.
Bad data in, Bad data results. When figures differ, what does MARS do?
