I called the commission yesterday and they gave me the number of active appraiser's....down about 250 across the board....about 10-11%. Our renewal cycle was June.

At the rate the witch hunt continues....we'll be down another 50 or so by the end of the year. The commission is busy handing out diciplinary actions like crazy...which has been going on for several years now. I know some poeple are idots but personally, I think it is getting rediculous. We are litterally shot at in all directions...even by our own kind.

One appraiser got put on probabtion yesterday for saying she inspected a property that she didn't go to with her trainee....and b/c she called a single wide and double wide (really?)

The first part she got nabbed on, but the double wide/single wide thing is a bit goofy.

Someone had told me that one of the board members father (an MAI) has been in trouble with the commission before....you might think he would show some leniency....just hearsay though.

They are now sending out an email to everyone each time they nab someone...hopefully appraisers will start paying attention to what is getting their peers in trouble.

This is the dark little secret that no one wants to talk about...kinda like the whole MLS photo thing...but lots of people do it. If they didn't, there would be far fewer appraisers than there are today.

I couldn't possibly make any money with a trainee if I had to go inspect everything with them, I might as well do it myself....which is why I don't have trainees.

Maybe the coming shortage will create an increase in fee's that would make it profitable to grow your business and perhaps take on a trainee...but right now, you can't do it following USPAP(not lying to your clients about seeing the house) and make any money.
 
There is no requirement that you go with a trainee on every assignment but you need to accurately state that. My assistant, who technically in Arkansas is a registered appraiser, not a trainee, never desired to upgrade (I won't go into the details why) and she certifies that she inspected and I did not unless I actually did.

I understand some boards do insist that the supervisor has failed if the trainee makes a mistake and the supervisor was not present.

Everyone makes mistakes. I recall a big one myself. A square house which for all the appearance had I been asked to make the call...a Jim Walters or United Bilt kit house. I looked in the crawl space and clearly could see wood frame construction. Had I been able to see completely under the house from a lower angle, I could have seen the other half was a single wide manf. home. I appraised it.

About 3 or 4 yr. later I went back to re-appraise the property. In the utility room, I happened to look up and saw a classic marlite panel with little white plastic poseys securing the ceiling. Every other room was sheetrock. There was no marriage line. The kitchen was updated. Etc. I went back down and looked into the access door on the other side of the house from the one I had years earlier and there I could see the metal frame. It was a single wide with an add on, but you nor I nor any other appraiser I know would be able to tell it from either the county assessor's card or a visual from the exterior.

Yes, really! Teaching trainees to lie on appraisal reports is dead wrong. Lying to line your own pockets with undeserved fees is wrong.
Maybe if the appraiser's mentor went with them during training and pointed out the correct way to inspect and identify things that come up, there would not have been a double/single wide mistake that got passed on to the new trainee.

It's time to break the cycle of crap training that produces crap appraisers.

Probably a 1004 Report!

OP most likely is describing a 1004 with signature of certified appraiser on left side.

There is no requirement that you go with a trainee on every assignment but you need to accurately state that..
 
Just returned from a few days in SE MO and one appraiser there, who I trained while he was "part of the family" here in Ohio is now working at the new local Casino in a management position. Not sure if he is still appraising or not. (No longer part of the clan)
