I appraised a house that was two doors away from a hostage/suicide situation about 2 years ago in Townsend. The house that it happened at hadn't sold in over 20 years so I don't know if that had any affect on marketability... plus it was on a street surrounded by a cornfield so that didn't help matters either. The situation happened on what was supposed to be the effective date of the appraisal... :icon_mrgreen:
I might do this... do a search on the News Journal's website (www.delawareonline.com) and do a search for murder/suicides and then get the addresses of the properties where they happened. Then, look up those addresses to see if those houses sold within the last year. Sure... that might take a LONG time... but it's worth a shot if you really want to study the affect on marketability...

Just checked in and found your post. In Dover, there's a townhouse, which had to be gutted (cats, dead cats, live cats, kittens, feces) and a human body was found in a container, in closet. A local appraiser did the appraisal for the City. PM me if you need more information.
