I have a friend who has a 2000+ Sq Ft ranch home in Parke Rapids. About 10 years old, Can some one give me an idea what kind of a discount to prior value they are likely looking at.

I think it has some small acreage, good condition.

I am not looking for an appraisal, just an estimate of loss of value from say 5 years ago

Wayne, Not knowing exactly what type of house and the location, it's hard to even estimate a loss or gain. If it's on a lake or near a lake the value may have increased. Out in the country it probably lost some value. If I have more info I could look into it for you.
 
The house is on Big Sand Lake on a steep slope down to the water front. There is a stairs, but the water frontage is quite narrow. It does have a small dock.

I will try to get more information when I see him again.

Stephan, The house is on the north shore of Big Sand Lake,

It has a double detached garage. The frontage is 150 feet, and has same frontage.

Any help will be appreciated.

I have been told the market has been near $500,000. in the area.
