RedLink replacement?

After completing an appraisal in Gwinnett county I was asked why I did not include a comp sale from 11/25/09 - today is 2/9/10. I double checked RedLink to see if I missed it but it is still not showing up. Out of curiosity I ran some deed searches with no criteria but the closing date.

The most recent deed record showing in RedLink is from 10/30/2009!

I am aware of gsccca.org, but the search options are very limited. Does anyone know of a more useful source of closing information for northern Georgia?

Redlink is good for deed searches by neighborhoods, but not as accurate as GSCCCA. In Gwinnett you can do a search for deeds by subdivision, and that would give you the most up to date info. If it's closed but not yet recorded in public records, then MLS is your best bet.

Was the sale in FMLS or MLS? I use REDLINK for Property Data, but I use the Listing services to find sales as a Primary, then Redlink and tax records. Often times I will NOT find the Property info in Redlink for a Sale I found in MLS or FMLS, then I have to use Tax Records. Not sure, but it sounds like you may be finding your sales in Redlink? If so, you are missing ALOT of sales.

OH, and Gwinnett co seems to always be lacking behind.........I dont know why.........

Your best judgement..........Hopefully you may know some of the appraisers that put in the entries, you will notice a "Trend" so to speak if you pay close attention to the Submittor.........I know of one I never use, unless hers is the only one available..........then I am still skeptical and will try to get away with Tax Records instead. Also, after you measure your subject look it up and see who comes closest to what YOU have.

Do you have access to the FMLS? Go look in RealList it is up to date.
What is address I will look for it.

I hate Redlink. Too much inconsistent data. I stopped using it.
