I just inspected a manufactured home that is 30 yrs. old. and the HUD plaques were in place, however, I could not locate the specification sheet that is typically inside the unit. The owner, who bought the MH new in 1982 does not have the original manuel, paperwork, etc. The manufacturer is Fuqua who is now out of business. Does anyone know how/where to obtain the necessary information regarding the MH's specs to complete an appraisal?

You don't do many MH's do you? I say his because your terminology is poor. I'm not being critical but you should take some steps to increase your knowledge as appraising MH's is kind of a specialty.

Call or go to the planning department or recorders office or the assessor's office and find out if there is a recorded HCD 433A for this property. It's commonly referred to as the foundation certificate but really it's more than that. When they installed the foundation the contractor filled this form out and had it recorded (or had the homeowner record it.) It lists the manufacturer, the model, the dimensions, the date of construction, the data label numbers and the serial numbers.

Alternately you can have the client contact IBTS and get a verification letter.
