Greetings Everyone!

I am posting this in hopes to clarify and settle my nerves..

I am applying for my Texas Appraiser license and I am at the very last stage.

The state has requested my work file and I have until Monday at 5PM to return the files.

I will be sending my work files in shortly, but I wanted to know what all of you maintain in your files. I do understand the work file concepts such as "anything you have used to generate the report", but is there anything extra that some of you have been including in order to cover yourselves? Have any of you created a check list for yourself? If so, would you be able to share?

Any feedback is greatly appreciated!

The report (pdf preferred.)
The tax cards and MLS printouts used.
Any paired sales analysis or sensitivity analysis you did (and there needs to be one for every adjustment made)
The pool of properties you looked at (a list from MLS for instance) - and perhaps why you didn't use certain comps or why you did use the ones you used.
Any email, text or call (time, person and subject) you made to agents and their response, if any.
Your field notes and photos.
The land sales you used to estimate land value.
Read the report closely and see any place you affirmatively stated a FACT and have something to support that fact.
The letter of engagement from the client.

I greatly appreciate your response. This helps a lot and eases my nerves a bit. I’ve got all of that in my work file so I have my fingers crossed that they approve me for licensure.
