Storage unit intangible value

Intangible value in Texas is not taxable for property taxes by tax code. When using the income approach to value storage businesses, the intangible value is included. Wouldn't the easiest way to determine the intangible portion would be to value the fixed assets by replacement cost less depreciation and deduct that from the business value arrived by the income approach?
