Got my first call about a valuation. The place is a small pizza parlor that has been around since the early 70s. The owner closed once and it became a doggie grooming place, but after a few years, he reopened and does a modest business. About 1/2 to 3/4 mile west the highway business part of town exploded and new construction saw land sales of $6-10/SF then higher. He is assessed at $699,000. WOW.
I found a new building that was only $580,000 on the same road, and an old building built in the 70s that was only $290,000 - it has a slightly smaller site but much larger building....looks like the pizza place is a badly over-valued property.
