Which states require all appraisals to be done by licensed or certified appraisers?

Some states only require licensed appraisers for federally related transactions. Others require licensed appraisers for all appraisals. Is there a list somewhere of which state is which?

Unless you want to become licensed in other states, why not check with the CA state Board office to see the rules in CA?
 
Ohio requires at minimum a license for federally related transactions.
 
NV is all appraisals that are completed must be completed by an appraiser.
 
In Oklahoma only FRT require a license. At this time .... I can't remember whether or not that is going to change next year.
 
In CA I believe if it is considered an appraisal and over the deminimus of $250,000, it must be completed by a licensed or certified appraiser.
 
NM is a mandatory state - FRT or not. You could have found a similar thread to this from several weeks, months and years ago. Search for mandatory.

Even Mandatory states have exceptions. Some states do not regulate oil and gas mineral rights even though they are real property rights. Some make exceptional rules regarding estates (i.e.- BPO's etc can be used) Any court in most states can name commissioners to estimate the value (usually there are 3 people who look at the property and agree on the value).
 
There is no state in the US that effectively enforces
that appraisals be done by "appraisers." Appraisals
are frequently done from court work to lending by
real estate brokers, AVMs, IPOs (Zillow, Zaio), and
others we haven't even figured out yet.
