How hard was your Certified Residential Test?

The head of the Ohio appraiser dept, stated last Thursday that the test on 1 Jan 08 will be 6 hours for residential, and 8 hours for certified general. Apparently a lot more math in the new tests.
 
I found many of the questions to be ambiguous or poorly written. One went something like this:

The subject's neighborhood shows an increased price for homes with pool. You have 3 comps, all larger than the subject, but none with pools. What adjustments would you make?

It various answers giving combinations of adjusting up or down for the GLA and the pool.

My answer? Hell if I know, since no one bothered to mention whether the SUBJECT had a pool. That wasn't one of the offered answers, so I had to figure out what most people would ASSume and answer it that way. I thought in appraisal we weren't supposed to make assumptions like that. :angry:
 
I took my exam in NJ last month and I also think the exam was way too easy. I was done in 30 minutes..I think they should tell you what your score was and what part of the exam you did poor in so you can read up on it. I did not study that much for the exam either, I read the book I had received from my class 3 yrs ago, my USPAP book and took a 6 hr course refresher course at my local appraisal school. All in all I could not have studied for more than a few days. But when I was there at the class there were people there who had failed from 1x to 5x. So I guess its more about your own test taking skills than the subject matter.

A disproportionate amount of Mode/Median/Mean questions if I remember correctly.
 
The sample CG tests, which supposedly represent the NY state test, are a joke, IMHO. I was expecting the same level of difficulty as the AIREA course I took back in the day. CG level questions were limited to PGI, EGI, NOI, and various rates/multipliers, which is so easy it's a nonissue.

Here in California they will not tell you your score on the test if you pass, only your score if you fail. It would be nice to know. Guess it's different from state to state.

In Indiana you don't receive a passing score; it just shows PASSED on your print-out. If you fail it will give you a score, and the area in which you need to study.

Took them in VA with some national testing company PCI or something. Told you the score at when you hit the last button. Don't tell you what you got wrong tho.
 
I just took and passed my CR exam and thought it was actually easier than the license exam. It had WAY less math and less commercial stuff on it than I expected. It was kind of a joke...
 
I just passed my CR test this morning. They don't tell us the overall score, just pass or fail. They do tell us the area scores though. I need to work on my income approach knowledge. Now I know why I hate 1025's. I did get 100% scores in several areas that I am sure saved me from my weak areas. It is the same test as for licensing, and I think that is nationwide.

I had to drive to Farmington (200+ miles) this morning in a nasty little snowstorm. Roads were clear coming home though.

My beef is that the testing agency made no provisions for the big number of people testing before 12/31/07.

Duh, don't these people talk. Or don't they count the letters they sent out? Let's see, we have 100 testing slots and 300 people that want to test by year's end. Maybe there is a problem? Just happy I passed.
