If you are certified, you don't have to eat as much Sh*t around here, that is for sure.

Make a post saying the sky is blue on post 4 and nobody even acknowledges it until a CR says it again on post 73.

Oh, what an original thought, you must know that b/c you are an illustrious certified appraiser OOOOHHHH AAAAAHHHH.

Sifting through the juvenile nature of this post, I don't believe it is true. There are some very respected licensed appraisers here and always have been. For that matter, there are and or have been some highly respected trainees on this forum. Respect is something that must be earned and it is not a given that if you become certified you will be respected.

I had a CG appraise my home when I bought it. You almost get nervous being around these guys/gals, at least I do. Some serious time and education to get to that point and you never see, on here at least, a CG ask a really stupid question. I guess having been in the military I respect designations/achievements more that others knowing what it takes to climb the ladder.
With that said, I can't wait to get my CR so I can turn some licenced/trainee newbie into hamburger meat......grrrrr:laugh:

If you want to help the profession, then why attack your peers on a public forum?
 
License "V" Certified depends on State, I am in California were $1 million homes are common, but I was licensed for a long time and upgraded to certified about 5 years ago, I found especially with review appraisers that certified "V" licensed makes a big difference, but this is California so maybe other states its different, also eduation is very important to some and not to others.. In general I personally recomend all my appraisal friends to get Certified , I think it really helps with many larger Banks and especially if you do work for Real Estate Attorneys and expert witness work, if you just do basic reports a license is fine.... Its just another choice

"Licensed" appraisers are a "vanishing breed." Here in NC and for several years now in FL, they are not "making any more of them." Maybe someday you can be the last one. :rof::rof:

One thing that I notice about these threads, licensed appraisers spend a lot of energy either defending their point as to why they are not licensed or why certifieds suck. Yet Certifieds do not seem to spend any energy stating why they got their license, nor get invloved in the whole argument.

In other posts unrelated to licensing, I find more licensed appraisers swaating bullets about the state of the profession than CRs, and I find almost no fear in CGs in regards to the busines (volume).

On a purely business model standpoint, if you plan to have your own shop...you cannot employ trainees to get their hours unless your CR. So why would you not want that just to be able to expand your business?

Oh and the post about not wanting to get your CR or CG so that you can deny complicated work, "because you do not like it". Is a bit like saying I am not going to learn how to read so I do not have to read road signs, because I'd rather drive like I want to. If you don't want to do the assignment just say so, I am a CG and I do residential all the time...in fact I like it alot. HOwever the month of January has been extremely slow for residential...yet I have more commercial than I can shake a stick at. Nice thing is I am not limited.
 
With the volume of work out there right now, I would not worry about people new to the business hiring trainees! Colorado closed that loop hole and now requires any supervisory appraiser to have substantial experience and then limits the number of trainees to 3...which is 2 too many!
 
Following Mr. Garrett's post is a good point which I pray you will all allow me to suggest (Mike's four years my senior, btw ..) Trainee supervisors should be limited to those over sixty years of age! It's a good time to be shuffling off into retirement, and supplementing sociable security with a lil additional income .. providing the benefit of accumulated wisdom and experience to the incoming generation and not being too concerned with creating competition to one's livelihood ..

Let the bashing begin ..

Licensed appraisers unite.Don't let 20 years experience go down the drain.Stand you ground , defend the homestead , zowie , that does sound defensive.I am heartbroken that I will not be able to supervise someone that will eventually steal my accounts and work against me in later years.Oh ,and 5 years ago I actually turned down a 1 Million dollar home , bankruptcy here I come.Quick Buy some beans and ammo..
