Well, how goes it out there? I keep hearing that things are picking up. MBA says there's been a surge of refi apps due to rates being back below 5.5%.

I haven't seen it at all. Actually, it's even slower than usual. What's happening with everyone else --- any improvement this month?

So far, January has been my busiest month yet. As of 01/22/2008, I have received 47 appraisal orders, most 1004's, a couple of 2055's, 1073's and some reviews.

47 orders split between how many people?

One man shop. I usuall get 40 to 60 a month. About 80% of which are full appraisals.

i'm getting my redbull out - this is gonna be a big thread.

Would love to know your business models.

Work 20 hours a day, achieve a good reputation as a solid, knowledgeable appraiser and most importantly be one of only 7-8 appraisers in this area who works full time at this job. There are plenty of licensed/certified appraisers in Washington County Utah, most of which are employed with the Assessors office. Their policy prohibits them from performing fee work in the county they are employed in. Other than that, Washington County Utah has not experienced the slow down that other areas have. There was a two week period in September when things got slow but most appraisers I know in this area are slammed as well. Smaller community that recently placed public records on line. Non-disclosure state.

That would be around 70 appraisal for the month. 2.33 a day 7 days a week.

It would be hard for me to do that many in a month even at 20 hours a day.

I'm 2 outta 3. :)
