Read from the bottom up. First message was from us sending them their completed appraisal 24 hours after we completed the inspection.

$150 is a standard fee throughout the industry. Some might charge less and I know many who charge more.

As far as you attacking me and my company by saying you have not gotten “good service” from us, you have some serious issues you need to deal with You may think the fee is too high, which it is not for the amount of work it takes to provide a Rent Survey, or you may not like me personally…but not getting good service? We turned your report around for you in 24 hours and did everything you asked of us without hesitation. I even took your call last night while I was sailing on my boat becaues I knew it was you. That is not good service?

We work hard for our people and we expect the same in return. We are not new at this game as well and we are good at what we do. In fact when most appraisers are dwindling down to absolutely no business or one of the 300 a month leaving the industry, we are growing and thriving. We have forged great relationships with our existing companies and loan professionals (key word there…"PROFESSIONALS”). One thing though, we will only work with good people and my attitude has always been “respect works both ways” (not only in business but in life as well). Did I attack you for not honoring your word…twice? So for you to personally attack me and my company saying you have not received good service does not work for me, unless…if it were the case then I would understand and do something about it. But both you and I know this is and has not been the case in our ONE assignment with you and your company.

In your explanation of what happened, this is typical with many loan officers who order appraisals and either forget or neglect paying their bills to appraisers (this is an epidemic in the industry). We are outstanding over $XXK in good faith where many in your industry promised payment but have not followed through. That has forced us to work COD ONLY. So you ran out of checks (you told Barb you already had a check made out)? You forgot about paying us? Same result, we get put at the bottom of the list and don’t get paid. So when we have to put our foot down and say no money, no report we are the ones who look like the bad guy. Well, good people would understand that. The others, well? I would rather go find new company’s to work with where we get paid for the work we do and not have to fight tooth and nail to collect our fees. Sorry you feel you are not getting good service. My incompetence? Well for your information the loan had to be switched from an owner occupied to NOO which is the reason that I need the form. I was not asking for free, but isn’t $150.00 steep? I am not new at doing loans, the reason that I chose you was because you are an approved on the Flagstar website and figured that I would give you a shot at getting some of this offices business so that the appraisals don’t’ have to go through the desk review status. Next thing attitude? I am looking out for my clients best interests, and questioning a $500.00 fee is not attitude it is just good customer service. As for the check issue, yes I did say that I was going to mail it immediately, but later I found out that I was out of checks, I was going to go to the bank and get a cashiers check, but quite honestly I got busy with all the other deals that this office is doing and forgot about getting the check, so I never “lied”, but thanks for that. If this is your final on the update, let me know.

You have got to be kidding ME! Not getting good service? We provide your appraisal in 24 hours and did everything you ask us to do IMMEDIATELY. Then because of your incompetence you want us to complete an additional assignment for you for FREE. You must be new at doing loans and I do not appreciate your attitude (you obviously have no people or business skills).

Also, originally you said you were going to mail us a check immediately for this assignment, which you did not. Then you said you had the check made out to $350 so you couldn’t pay us our standard $375 fee when you met Barb to finally pay for your appraisal. Funny thing happened, you didn’t have a check and you ended up paying cash for the appraisal so you "lied" twice in our short relationship. You are just like the many other “hotshots’ in the industry with integrity issues. You need to take a good look at yourself.

As far as your appraisal goes, I made a mistake. The price for “YOUR” Rent Survey is $250 plus the $50 you shorted us on our original appraisal.

By the way, we will never do business with you again. You guys are a dime a dozen.

The only communication I want from you is for you to fax over a new order for your assignment and get me the money. Other than that we have no reason to speak or communicate.

Originally you notifed us that this was owner occupied. A 1007 is a Single Family Rent Schedule / Operating Income Statement, which is an additional report/assignment (not included with a normal SFR appraisal). The cost is an additional $150.00 and we will require another order form (tick RENT SURVEY on the attached order form). We will have to do the required research necessary to provide this report to you. Once again per our company's policy we require payment up front on all assignments. I can swing by today in my running around and pick it up. In the interim Barb can get started with the necessary research required to complete this assignment and you should have it by early afternoon.

Our order form is attached. We do not take on assignments based on an outcome. In fact this is quite illegal.

I am too busy to go back and forth on this issue. You obviously did not get what I said in my last email. I could care less if you like me or my wife. You said you have not received good service because we wanted to charge for another assignment.

As far as the borrower goes, of course they will pay for the appraisal. Our fee to them is $150. The extra fees are for you taking up my time with this nonsense. You can explain to your borrower why the fees go up with each email you send. Being disrespectful comes with a price.

This is simple, you place the order, you pay for it and you get the completed order within 24 hours from the assignment date and payment is reeceived in full (in your case the check must clear). Order form attached.

The appraisers that I usually use charge $75.00, so when you told me $150.00 it seems high to me. Don’t get me wrong, what you charge is what you charge, but I am entitled to my opinion. On my side it looks like you are holding this report hostage over the borrower (not me) for a higher fee than I have ever paid before. Now realize this, I am not paying for this, the borrower is, and I will as I always do try and save my clients money, you may not like that but I am and always look out for my client’s best interest. Believe me or not I do a lot of loans and am a fairly established REO listing agent. I will apologize if you think that I don’t like you or your wife, I don’t even know you, it was not my intent on making you all defensive and angry, I am too busy to typically beat around the bush. I am still confused why you still keep talking about the payment? I forgot to send it, then I came and delivered cash, I’m not complaining, I pay appraisers all the time, so what is your point on this issue? That is a mute point that you keep bringing up, the only one between us that that is an issue with it is you, I have never complained. Anyways I think that this is just some miscommunication… so lets start over….. can you get the value for rent and would you like me to send another request in or is this email good enough.

I just wish more appraisers had the "huevos" to stand up to these "Richard Craniums". No doubt he will go back to his "other appraisers" who will do it for less.

This was my first and LAST assignment with this jerk.
 
Let me guess...
  • the property is an REO,
  • the agent listed the property,
  • the agent's favorite investor put a contract on the property,
  • the agent is also the investor's favorite MB,
  • the agent/MB drew up the loan app identifying the property as "owner occupied",
  • the MB's favorite appraiser got blacklisted by Flagstar,
  • the MB contacted you for the appraisal as you are on Flagstar's approved appraiser list,
  • Flagstar's underwriter did their job and caught the lie in the loan app,
  • the UWer required the 1007,
  • the MB/agent/dirtbag thinks they can pull your chain.
I might identify that the original assignment has been completed and since the MBer is unhappy with your service, perhaps it would be better if they found a different appraiser for any additional appraisal services they may require.

As far as the "ethics" are concerned, I think refusing the assignment, as the MBer has clearly stated a required rent, to be the ethical path. So sad, too bad for the MBer. Looking out for their client and being a shyster are two different things.

Last year at this time I was having that same conversation about 5 times a week. Looks like most of the hotshots have moved on to ruin a different industry. I have a feeling they will be back
