Do you actually believe your reports are not being compromised in any way? The question is not if you care, it's if you believe they're being compromised.

Define compromised.

The conversion is a work product used for various purposes. The equivalent of making a xerox copy of an original and tossing the pages they don't need and marking the rest with red circles, arrows and notes in the margins.

They've still got the original.
 
In regards to Mr. Biggers and Mr. Heyn...I think they both believe in their companies and software. I personally use Wintotal and Xsites. Now many of the AMC's and lending institutions are insisting I use Lighthouse, an ACI software. At an expense to me. Now why do we need to buy all the delivery software?

Sure about that? Willing to bet everything you own? :icon_mrgreen: I've seen a couple recently that sure don't look like an original. Unless of course the original didn't have a floor sketch, map, comp photos. Did I miss an announcement that those items are no longer required? Ohhhhhh - that's right - I forgot - that was explained to us - unnecessary pages. Silly me. And of course, without that unnecessary TOC, who can tell. :shrug:

Of course not. If you're looking at the working copy then it wouldn't look like the original, would it?

Unless of course the original didn't have a floor sketch, map, comp photos.

If they don't have both then how do they know to stip you on things that are contained in the supposedly missing pages?

If GSE's require certain things in appraisal reports how are all of these lenders selling loans with missing paperwork? If they are so obsessed that they need automated rule sets to catch stupid trivial things what makes you think they would be okay with sticking a half-azz QC document in the loan file instead of the genuine document?

And THAT is the $64,000 question. But I am sure FNC can tell us - after all.........."it's what the lenders want". And they have done such a magnificent job with "what they want". I have heard, from more than one source, that there are many such files containing just that - half-azzed documents that come nowhere near what the appraiser thought he was sending. But don't worry - any minute someone will come along to explain why someone or something other than the appraiser deems what is necessary.........and then slaps YOUR signature on it.

a la mode is not mining anything. They are GATHERING statistics from THEIR servers and THEIR processing companies. This is the exact same thing that banks, internet providers, websites, etc do to generate reports so they can notify shareholders of the company performance.

I can view stats on my real estate website to tell you which homes have had the most hits. I have no clue who is viewing the pages but I can see how many times they have been viewed. This is the same thing. Nothing specific to one assignment or one person/company.

I'd be willing to bet that Wayne could provide you with all kinds of stats about this website and even your posts. Is he mining the data? NO!

That's wrong. They are not reporting on Alamode's figures, but rather, on their customer's data. They're mining their customer's (appraisers) fee data for their own benefit. That's a fact.
 
I can use lighthouse and convert a pdf from ala mode very easily. I have done it many times and the stuff that is missing after the conversion is scary. If I can do it, they can do it.
