Would I be welcome in MO?

It's looking more and more like I will relocate to MO. Apparently CA and MO have reciprocity so all it takes is a fingerprint, application and fee to start out (I dread starting over in learning a market like Missouri. To a 4th generation Californian it may be quite a challenge).

Most likely we'll be going to the St. Charles area. I've been reading up on the area and looking at pictures. I really like the Christmas stuff that goes on, the link to Lewis and Clark, the Riverfront area and 4th of July events. Most of these things have been lost in California.

The weather doesn't seem to bad either. No mountains or bodies of water to moderate the climate but the extremes there are milder than the extremes in the areas of CA I've lived in.

We'll need a big house with a nice basement (the house for my daughter's family - husband and 4 kids and a basement for my wife and myself). A large lot or an acre or two would be really nice if we could afford it.

I wouldn't mind working for a local appraiser and could probably be of some help once I figured things out.

Times are a changing. I've been reading articles in National Geographic about changing ways of life during the Great Depression. My grampa had to pull up stakes during the time. He moved from Oklahom to California. Farming to picking oranges. I guess it's time to go back.

I hope everyone is as nice as Ed Berry. I remember moving to Oregon back in the early '60s and everyone was mean. I think Webbed Feet is from Oregon...that explains a lot. LOL.
 
If you have a fixed 30 mortgage on your current house, why sell it if you can rent it? Real estate is good to have during inflationary times. Just something to think about, our previous houses are rented. The hardest part was proving income and stable cash flow when applying for a new loan, but that's always a problem when you are a business owner.

I had to learn a new market when I moved to Delaware, only a 25 mile move.
Guess what, learning a new market comes natural;
you actually do it every time you get an assignment in a neighborhood you've never been to before.
Just 'cause that neighborhood's in a new State........
Yes, truth is that it's harder for awhile, but in a year or so it will just seem natural.

I can relate to that. New markets are hard to learn. I moved to a market similar to my old market in terms of housing costs.

I think with Greg's vast experience he would do just fine in St. Charles although he will be shocked at the low cost of living compared to his current area.

There are many opportunities in that area as I believe St Charles is on the outer limits of St. Louis. He will be able to appraise agricultural properties, subdivisions in the suburbs and properties in the city of St. Louis.

I would suggest to Greg to take some agricultural classes in that most appraisers do not know how to value 80 acres of corn fields. Competing with the suburb people will result in terrible fees and turn times.

Maybe he would like to hook up with a ASFRMA appraiser or even a MAI firm. Life changes, mine did drastically (Iowa to Michigan) in the last couple years and so far it is ok....could be better, but could be a lot worse.

There is a saying about lemons and lemonade. I chose to only make lemonade. The lemonade was not good for the first 8 months, but it is getting better every day.

Any guy who can write thorough market analyses and property descriptions should do well. His neighborhood descriptions posted here are more narrative than any appraisal I have seen in any residential report.

Ethics and a thorough report will take someone a long way with the right company.
 
They have cornfields in Missouri?

I have no problem with corny comps and being the eyes and ears of my client.

I grew up in S. IL not far from St Louis and lived a few years in Missouri but not as an appraiser.

Two thoughts:

Cheap real estate.

High humidity.
