How long until HVCC goes away best case scenario?

When would this take affect in the best case scenario ??

I personally wont believe it until it happens. Most likely the big banks will lobby the politicians to keep it in place because they dont want this nice new revenue stream to go away ??

My 2 cents anyway.
 
OK, let's say that the HVCC disappears...tomorrow.

Let me ask you: what do you believe would be different today versus "tomorrow"?

Politicians have nothing to do with it. They can eliminate the HVCC tommorrow, but the big box lenders will stay with the AMC model for as long as it is profitable.
 
Best case scenario? Never.

The HVCC does NOT require the use of AMCs.

Now, when will AMC regulation be introduced that reduces the advantages of the cheapest/fastest model? That depends on the individual States.

What have YOU done to encourage such legislation in YOUR State?

There are several examples of legislation on this very site that you can print and take to your Representatives.

Don't wait for someone else to do it.
 
Mortgage brokers and Realtors will never be allowed to order appraisals. Getting them out of the loop has been a huge improvement. The HVCC will never go away, just another form will take its place.

I second that. get your "competitors" together and get going on this. so many states already are or have.

yeah many say no HVCC is good. That was all about the Banks. I agree. i did not get a bailout package.
 
The cheapest and the fastest is the free market system. Somehow, you want to bend the market to reward the most accurate. Having lenders pay the full price for making bad loans instead of bailing them out would be a good start.
 
What happens next?

That depends on what the major lenders want to happen next.

Right now the HVCC appears headed for an early sunset finish so what happens next really depends on the major players who have a great deal of impact.

If they feel that the appraisers are a vital part of the their master plan we still might have some life left but if they don't want appraisers around we are history.

I wish this was not the case but we the appraisers are not in control of anything at this point in time.

From the forms we use to just about everything else is controled for us by someone else.

At this point most of us cannot even agree on which associaton as our best interest at heart or which one to join.

Our future is in the hands of a few major lenders who have poured a small forture into the pockets of lobbyists and others in Washington so that they could control what bills get passed and which ones never is the light of day.

Anyone notice last week in Washington that banks that have under 10 billion in assets don't have to meet many of the new rules that were just passed for lenders.

This one simple change means 98% of the banks in the USA don't have to meet many of the new rules.

Let's be honest here who do you really think is in charge of gettiing things like this passed in Washington and how much do you think this one change cost them?
