Verifying Sales With a Realtor

Do you verify/confirm sales with Realtors and/or buyer/seller?

The topic of verification of residential sales with Realtors/owners was brought up recently in another thread.

most of the time. also most of the time you get voicemail. other times they don't remember. also per new rules realtors cannot be used as a verification source because they are/were an interested party. so whats the point to call them.
 
I would say flawed poll, because I verify with a Realtor some of the time, such as when:

- the MLS listing contains almost no comments or pictures
- concessions are not clear
- something seems fishy
- on higher-end sales, I will call one of the agents, because more funny business goes on at the top part of the market.

Our MLS has a concessions field that Realtors must fill out when reporting a sale, and along with 10-20 pictures of the comparable, often that provides all the information I need.

You have seen the concession entry as "y" with no value?

I also call the Realtors involved especially when I see that the sold price is higher than the list price, with no concessions.
 
Agents/brokers are useful when collecting additional information regarding a property or transaction. However, as I have learned that there are only two types of people* that will lie to you in this business, I do not consider agents/brokers to be a good verification source. Public records do not lie and are useful verification sources for the information collected from various sources, which includes agents/brokers.

I ditto that, too (although this something usually needs verifying)

I think that Lloyd summed it up better than I could. I call when I have limited or conflicting data.
