How long should an appraiser look at a house?

Not enough info.

Your equipment? Tape, stick, disto? Polariod, 35mm, digital? Pen and graph paper, ipaq, ipad? Weather conditions, rain, hurricane, sunny? Owner, leave you alone, up your behind, easy on the eyes? Condition of subject, mint, many issues that need documentation, hoarder?

I wish it was that easy.

Other important variables, basement, slab, crawl space ??? If you do have a basement, does your square footage include both levels or just one ?

Not less than 20 minutes, not more than an hour. Sweet spot at 30-40 minutes plus or minus the variables mentioned above.

A house that size, would take me generally 30-40 min depending on how much the owner bothered me.
 
I just had an appraisal done for a refi and was wondering how long the appraiser should spend at the residence and what they are doing and looking for while they are there?

Until he/she was able to gather the information needed to produce a credible report.
 
the first couple of hundred take the longest--after that time of inspection is generally shorter.
 
We're talking generally speaking here. Every appraiser is different, and some may excel in some areas over others. For example, I know an appraiser in my town who has a photographic memory. He doesn't write down much on an inspection. He doesn't have to. He's in and out faster than any appraiser that I know, and he's never wrong. Other appraisers in my area know him too because it's just sick how he can remember the smallest detail. And he can remember it for as long as he wants. So we really can't tell you if the appraiser you're referring to in the "Ask An Appraiser" section rushed your inspection. That appraiser may have spent just as long as they needed at your property to create a credible report. But instead of witch hunting, you really should get a private review, with second opinion of value. It will hopefully put your mind at ease, and you'll know for sure weather you were right or wrong about this appraiser. Then you can move forward from there.

For appraisal purposes, about 15 minutes inside and out including pictures and measuring (Yeah I don't chit chat and BS, so flame away while I move on). For a home inspection, assuming under 20 years old in average condition, 1-1/2 to 2 hours if on a slab, 2 1/2 hours if on a crawl space. If you know what you are looking at and what to look for, it doesn't take long.

Hahaha Of course he took pictures. But his camera was a real POS. I recall seeing duct tape on his camera.
