Attic Inspection Requirements

Mike... Your camera on a stick will provide photos. The certification you signed implies that you entered the attic.

MLS provides photos. The certification you signed implies you inspected the comps from the street.

How are these two scenarios different?

Ahh, come on: foolish consistency is the hobgoblin of little minds. Why would you ever worry about saying you did something when you didn't? :shrug:

One could do the "reasonable" thing even though it is contrary to the agreed-to scope of work, to the certification signed and the expectation of anybody relying on the appraisal. Of the options provided, it seems that


"4. Withdraw from the assignment........"

is the only one that is reasonable, unless, of course, you do own a ladder adequate for the assignment (since, arguably, someone doing FHA work ought to have a ladder adequate for most assignments.
 
The camera on a stick is an excellent idea for doing non-FHA work because the appraiser can always ADD to the scope of work.
 
I just had a drop down with a broken line. I backed my car in the garage, stood on the back bumper and pried the drop down out.
 
Did you need a small step ladder to get up on the bumper?
 
What about post #8 by RSW?

As indicated on page D-3 of Appendix D of Handbook 4150.2, the appraiser must contact the lender and reschedule after access to the attic has been provided. If access is difficult or poses a safety risk to the appraiser, the lender may have a qualified third party make the inspection. The appraiser should review the outcome of that 3rd party inspection prior to completing the appraisal report.
