There has never been a $150k manufactured home, unless Trump knocked up one of Clinton's trollops.
 
Yeah...'cause any hostility directed your way is most certainly undeserved. No matter how much of a red-azz you get by keeping your status as "trainee" and whining that others take shots at you for it, your posts are completely missing the point (intentionally so, I imagine). I get that you enjoy taunting people only to get defensive when you are questioned - the questioning doesn't come because your status says trainee. It comes because you are regularly a jerk. I'm also fairly certain you understand that, as well.

At every message board I visit there are people who get a strange sense of enjoyment from existing there solely to confront. I'm sure there is a term for this beyond simply "troll".

There have been numerous certifieds here on the forum that have shown they don't know their arse from a hole in a ground. A license from the state and a whole bunch of experience doing things the wrong way don't add up to good appraising.

Critical thinking and analytical ability trump any license and buccoo time making the same errors over and over.

Not to mention the fact that if certifieds were so good at their profession the users of their product wouldn't be feeling the need to hold their hands so much lately. Over-inflated egos are a dangerous thing!

If I just had the knowledge of a trainee, I could rule this profession. Instead, I have my inflated ego and real experience/knowledge which so hinders me that I never noticed any end users holding my hand. How did I ever fake my way through 12,000+ appraisals? Oh yeah, I just made the same errors over and over until nobody noticed.

Florida and their inability to do anything right, still does not deserve Sandy.

I don't think it is necessary for you to constantly insult the posters here. If you don't find the opinions, advice or information here legitimate or worthwhile then I suggest you find another information source.

If you want to get a good education and learn how to estimate economic obsolescence using market data call up your local Habitat for Humanity and do some appraisals for their new construction projects in neighborhoods where the lots are worth next to nothing.
 
vacant lots aren't worth next to nothing. they are worth less than nothing.

when homes have burnt down and the insurance companies give out money to rebuild, the homeowners give the property to habitat for humanity and rebuild out of city limits.

Well let's review the thread Mr. Moderator- Marion started out with the first response that was totally off point by not addressing ECONOMIC OBSOLESCENCE. Then Scott responded and he was the only one that was willing to honestly discuss his view on the subject and how he handles the issue. He also quickly understood the often difficult task of applying appraisal theory to the real world. Then as usual Cannative jumped in with his typical crap and snide remarks. Then Rex chimed in with his simplistic "next" comment. Others posted their typical read the manuals, you don't know how to do the cost approach comments and generally condescending comments, big shot Stone offered no input on how he deals with the issue except took the time to sling a few arrows etc etc...
You tell me then-who amongst your friends here acted like a professional except for Scott?

It's becoming darn near impossible to have an honest discussion/debate on appraisal issues without Cannative jumping in with his idiot comments as well as some of the other high and mighties here.

Maybe if you would have moderated early on in the thread you could have prevented the idiots from participating and could have kept it professional!
