DEMO & Removal costs for a back yard shed?

My thought too... and I bet the owner will not tear it down unless forced to and I bet they will waive the requirement.. Old as I am I could tear it down and haul it off in half a day....$50. Salvage any tin- pile the lumber in the back of the lot and let it rot or rent a wood chipper for 2 hours and grind it in place and spread the sawdust.

So its not gonna stop with undercutting appraisal fees uh, you gotta go and do shed removal for 10% of the going rate as well. Appraisers just don't what to be paid what they are worth no matter what the job is I guess. What are you accepting the job from a SRMC; Shed Removal Management Company.
 
Nope... don't work for AMCs...wouldn't work for SRMCs :rof: I charge by the hour, just like I do appraisals. And a "250 SF" shed is what? 11 x 25? 15 x 17? Unless it has a 30' tall wall....? It would take about one good lick with a tractor Front end loader and down it would come. And if it took more than that then the shed isn't a hazard even to the bunny rabbits.

What next? Require folks to mow their lawns? Take out tall trees that could fall on a house? fix the potholes in the street? .... When is the last time all these appraisers have even picked up the FHA manual and read it? Wasn't that a requirement for signing up with FHA... ?? ... Where does it say to tear down sheds?
 
You may have just sent your demo cost through the roof. Won't the lead paint need to be treated as a hazardous material?

No. FHA has a loop hole. The homeowner can do it himself. Of course you don't know who does it, therefore you can't say either way.

While I can agree with this paragraph, and I do not know how long the OP has been appraising. Appraisers that have been appraising for under 10 years are heavily steeped in the CYA montra.
 
It was on two rotten wagon wheel decorations that were 60% gone from deterioration and a closet door. It was weird, since most of the interior was bare wood. It looked like something put together from pieces of something that existed somewhere else. The answer - yes. Will it happen? My best guess- no. Anyway, I don't think it was enough to create a significant added cost, even if disposed of correctly. The exterior was either bare wood or covered in asphalt roll roofing that extended down from the roof to the base of the wall.

Check this out from a place I did a few years ago. They used OSB as paneling throughout the house. lol

They thought so. Especially when you consider that the area they were in was known as Chicken Ridge.

Just over 10 years actually.

How would you have approached the safety issue and the rotten frame that couldn't just be painted over, which was mostly bare wood, not counting a couple odd places with paint (likely leaded)?

During my inspection I spoke to the homeowner about the safety issue, which she was fully aware of, since there is a 2x4 wedged underneath to keep it from collapsing. She told me she was planning on having it removed but had not done so yet. I mentioned the slab is in very good condition and has some value and could be used for another purpose (keeping it would also decrease here demo costs). She agreed. Did she want to try and rebuild the shed, NO was her answer.

I should also mention the location is an urban-suburban tightly packed neighborhood of small 7,000 sq.ft. lots (it's not over a ridge, 600 feet from the house). There would be no chance of a horse using it, and rabbits would be much less in danger than grandchildren playing in the yard or the homeowner.

How would you have dealt with the rotten shed in an appraisal for FHA/HUD, in your opinion?

Yep!, I can remember ever since I was a young boy, I really loved the look of and smell of a fresh slab of OSB. So, I thought, heck! Why not artfully design the interior of my abode with OSB? Maybe, I could be credited in architectural digest as being the originator of a new design craze!

Burn it down, contact a volunteer dept and see if they want a pratice controlled burn.
