Thanks everyone, I have asked the client for the cert. If there happens not to be one, I'll be calling for it. Happy Monday! :)

Why would you do that? FHA lenders expect to be conditioned on the foundation being certified by an engineer.

I don't understand what the OP's problem is with not getting that the appraisal is to be made subject to a engineer's certification of the foundation. It is not the appraiser's responsibility to say it is ok or not. Let the engineer make that call.

I've had orders before where there was one on file, but the client didn't "think" to provide it.

I can't remember where it's written, or even if it is written, but I think you would have to have a set of plans with a wet, engineers seal.

If I was the wagering type, I'd say that a contract date of 10/13 might have something to do with this....(order placed Friday). Let's see what the client says.

It's an underwriter issue and not an appraisal issue. Make the report subject to an engineers certification and go on. If there is one already done then let the underwriter accept or reject it. It is not the appraiser's responsibility to do it.

I thought stacked blocks had to be shurwall coated?

If the installation is a "state/ county,or city approved,go with what Jo Ann said, make it subject to FHA guidelines, FHA foundation certification, etc, ect, etc.
