Arizona Appraisers With Auto Accept Programs

Wondering how many appraiser's in Arizona (Phoenix area) have auto accept programs. I have 1 client that sends broadcast orders as well as phone assigning orders. This client pays C & R fees and does not pester for unreasonable revisions. As a matter of fact, I have had only 1 revision from this company because of a typo error (my bad). Just received a broadcast order which was located in the same subdivision which I reside. Received email at 1:28 PM & assignment was auto accepted at 1:29 PM. Some scum sucking appraiser or appraisal firm has an auto accept program out there stealing all of the work. I do hope that this auto accept program accepts a nightmare on Elm Street assignment for this appraiser or appraisal firm. These programs should not be allowed. The most qualified appraiser or the appraiser with the closest proximity to the subject property should receive the assignment, not someone with an auto-accept program. Wondering how far the appraiser will have to drive for this assignment, considering the assignment was in the city of Maricopa.
 
This should be a bank issue but the regulators don't care, no matter what Eli thinks.

Contact the client and offer to do the job for $25 less since you can walk to the inspection.

Hi Mike, Sounds like a good idea, however, it is usually the other way around by asking & receiving more money on assignments.
 
I don't know if anyone actually uses auto accept programs, but I do know an appraiser that has a Secretary that drops everything to accept assignments as soon as they are broadcast. He has kind of trained her to know what areas they should take work in, but she still occasionally accepts complex or PIA assignments for a very average fee. I always pull up the property first to see what is involved, if I get it, yeah!, if not who cares. I recently bid a higher fee on a broadcast for a complex property in Gold Canyon, a community that I used to live in. A few days later we were talking and he complained about this property in GC and I realized that it was the same property and that they had accepted it for the broadcast fee, I laughed. Enjoy.

I think you are playing fast and loose with the word 'city'. :rof:
 
If this is a good client you might ask them about it. We've discussed this on the forum before and many time those programs are people who have the appraiser's sign in credentials in order to accept the order and many of those portals have rules that you may not share your sign in credentials.
And you might discuss it with your client because the guy whose secretary clicked it might now be whining that it is complex and remote and trying to get a higher fee. And they might be very happy just to place it with you. ;)

Don't know if this poster read the thread. I stated that the client was paying C & R fees which is well north of $300. Wondering how a fee of $200 came up. Some of us appraiser's have set fees and turn down work that does not meet or exceed the set fees while other appraiser's will accept any fee just to get the assignment. Usually broadcast orders have low fees, however in this case, the fees are C & R.

Assuming that the client only allows qualified appraisers on their panel, then there is no reason that they could not broadcast orders for non-complex assignments or allow auto-accept software to snag the assignments. Just because someone else beat you to the order using auto-accept software does not mean that he is any less qualified than you are (again, assuming that the client has properly vetted their panel).

Spoke with the client. They do not allow sharing of passwords. The only way a report can be assigned through broadcast orders is to sign in and utilize a password. And if an appraiser beats me to the assignment, I do not care as long as they are following the rules. How can an appraiser be researching, inspecting properties, and typing reports and beat me to the assignment in less than a minute. Sounds like you have this experience. Could you please teach me or tell me where to purchase an auto-accept program.
