Age Of Updates/remodeling

How do you get age of updates/remodel? Do you rely on owner's saying it or do you check for permits.
I've been noticing that many homes do not get permits when remodeling kitchens or bathrooms. I could check the unknown box but if owner tells you when they remodeled, I usually put it in that range. I've seen some remodeling done few years ago and it looks outdated. I've seen some remodeling done over 10 years and still looks good.
A owner called today and said I stated his kitchen remodeled wrong time period. It was done earlier and wanted to know if more recent update can help increase his value by 5%. That's the value he needed.
 
I will check online permits, only.
If the owner says we did that 5 years ago, I state the owner says....

If I don't believe them, I'd probably say unknown
But at least a couple times I have written that what they told me was not credible.
Don't think I went so far as to say they flat out lie. :whistle:
 
Is the age of the update considered to be when the update starts or when it ends?

Oh, I meant it in Spades.
But implying is OK by me. If you explain well, there is no other conclusion.
I try to be diplomatic when needed. It can even be fun, in a way. :D

One owner told me she got permits 30 years ago. I believed her until I went to the building department. I couldn't find any.
Could it be possible building department lost documents 30 years ago.
So in the report I mention owner indicated done with permits but I couldn't verify but market gives value.
That's what I'm seeing. Improvements not done with permits but market is willing to accept it and pay for the unpermitted work.
Not sure how Fannie Mae looks at unpermitted but market accepts.
In San Francisco, in law units are illegal but if no one complains, city turns a blind eye. I always fear an in law unit in a house because it will complicate the report.
I include comps with in law but I don't know how lender will look at in laws.

It depends, Updates may not require a permit; additions & alterations always require permits (State/Municipal Building Compliance - Check Your State Code)

"Code Compliance" - holds a Large amount of "Get Out of Jail Free" in it, when drafted (worded) within a particular format; it is an Addendum issue, based on the fact that computers do not read the report and neither do any of the current class of reviewers. Even if they read it, they can't do anything about it, how & when it is applicable is within you knowledge base, you are just required to think outside the box.
The snowglobe library holds mounds of this information, it is one treat I offer on occasion.

I went to the CH today and "early voting" was wrapped around the building hallways on the other side from the clerk's office and all the way back to the research room (where I was) ... I thought to myself, "There won't be a tenth this many tomorrow at the regular polling places. WTF? Lemmings ready to jump off the cliff.
