216 As Stand-alone?

While I'm at it, does someone have the guts to post what they would consider to be sufficient language to meet USPAP development and reporting requirements for a stand-alone 1007 (rent schedule for a specific property, NOT a rental survey of a market area, as the two are not the same).

I.e, something that shows both the specific requirement and the language they use/used in a report to meet the requirement?

Also, the purpose of this forum is specifically to discuss such things. What do YOU consider the point of the forum to be?
 
On my assignment, I will complete a 1004 and 216. In my workfile I will have a reference to my latest and greatest 1007 which is a reasonably comparable property that establishes my rent estimate. Any of my peers have a problem with that? If you review my report (1004 and 216), do you have an issue, given my engagement to complete a 1004 and a 216?
 
Posters here have taken the time to try to help you directly. I think someone else supplied you with a link to a related thread. You hailed a poster from that thread who responded to you to cover a number of situations that likely include your own. Asking for help is one thing, asking someone to supply you boilerplate is what takes guts.

Read USPAP yourself in order to find guidance, it is just not that long or hard to read. It is better than asking for comments written by someone else for some other purpose and hoping it suits your use.

I agree with Elliott. Mind your workfile.

It is your call to deliver your report to communicate your appraisal in the way you intend it. It is your work, with your signature on it. You can use image files (imported pdfs) to include all your work in one report. Then upload the added "forms" however the client likes. It is belt and suspenders, I admit, but I do not see how it is misleading to do so. If not, I am ready to hear otherwise and learn too. My guess--the AMC bills their client for your work a la carte and charges more that way. The likely reason is that they see appraisal work as products on a menu not a service.

As for the rest of your reply/post, please don't misconstrue your "gold supporting member" status as license to chide other forum members unless the intent is to reduce participation in the forum.
 
The support is a few bucks to the forum owner as thanks for hosting a place where ideas can be exchanged and for the laughs. I was just stepping up. If there were no banner, it would suit me.

No one with even moderate comprehension skills would think I was faulting Denis for trying to help you. Nor faulting anyone else, that was my point. We tried. Good luck with your career Barrysw1963. If you are not still a trainee, update your status. Trainees get gentler treatment.
